매매 절차 미국 집팔기

▶리스팅 계약 

리스팅을 의뢰할 부동산 회사를 선택하고, 선택된 회사와 계약을 체결하는 것이다. 이 계약서에는 리스팅 기간, 수수료, 리스팅 가격, 리스팅 조건, 인터넷 활용방안, 등이 명문화 되어있다. 부동산 회사의 선택 또한 신중히 다양한 회사의 조건을 검토할 필요가 있다. 

▶리스팅 준비 

리스팅 준비는 집 청소는 물론, 짐의 간소화, 페인트, 외관, 정원, 그리고 필요하면 업그래이드등을 말한다. 부엌에 작은 살림살이는 치우고, 가족들의 사진 등을 피하는 것이 좋다. 

▶인터넷에 리스팅 업로드 

사진촬영, 비디오 촬영도 끝나면 본격적으로 인터넷 싸이트 등에 매물 정보를 올린다. 인터넷에 매물을 올리는 시기 또한 리스팅 계약서에 명시 되어있다. 부동산 전문가들만 쓰는 mris 싸이트는 물론, 일반 소비자들이 애용하는 각 부동산 회사의 웹싸이트에 파급된다. 

▶브로커 오픈하우스 

리스팅이 인터넷에 올라가면, 우선 부동산 에이전트들을 초대해서 브로커 오픈하우스를 개최한다. 리스팅 매물의 가격에 따라서, 간단한 샌드위치와 음료에서, 와인 시음회, 바베큐 파티 등으로 에이전트의 관심을 집중시킨다. 

▶일반인 오픈하우스(Public Open House) 

일반인들을 위한 오픈하우스를 주말에 개최한다. 주로 일요일 낮에 개최되는 오픈하우스에는, 주택 구입이 준비된 바이어(에이전트를 고용한 바이어)는 물론, 주택구입에 관심이 있는 모든 일반인들이 방문한다. 소위, “금년에 집을 살까?”하는 미확정 바이어들도 참여하기에 주택이 충분한 매력을 보여야 한다. 

▶마케팅 

온라인 리스팅외에, 엽서, 온라인 광고, 신문광고 등을 이용한 마케팅을 실시한다. 효율성은 리스팅 매물의 성격에 따라 변하기에, 그 방법도 고려되야 할것이다. 

▶바이어의 오퍼 

성공적인 마케팅과 리스팅의 효과로 바이어가 오퍼를 넣으면, 셀러는 그 오퍼를 검토한다. 십여 페이지의 법적 계약서이기에, 문장 하나하나에 신경을 써야 할것이다. 각 주, 카운티마다 규정과 법규가 다를수 있기에 부동산 전문가의 도움이 가장 필요한 과정이다 

▶계약합의 

계약이 합의되면, 그때부터는 합의된 계약의 이행에 초점을 맞춘다. 셀러의 책무와 바이어의 책무가 뚜렷한 계약서에 의거해서 각자의 역할을 충실히 이행해야 한다. 다만, 상대편의 책무지연으로 클로징 날짜가 밀릴 수 있으므로, 에이전트들은 서로 상대편의 진행과정을 인지하고 있어야 한다. 

▶클로징 

30여일의 과정을 거쳐서, 클로징을 실시한다. 클로징 날에 서류에 서명하는 것으로 주택의 소유권이전에 대한 서류상 과정이 끝난다.

writing question 2

I disagree with the idea that the possessing the ability to relate well with students is more important than excellent knowledge of the subject being taught for a teacher. There are several reasons why I disagree with that idea.

First, teachers' job is to educate their students with their knowledge. The ability to relate well with their students is something a counselor should possess, not a teacher. That's why the board of eudcation gives an award to a teacher with an excellent knowledge of the subject they teach. Teachers who can get along with their students but have no knowledge can be popular and be liked by his or her students, however, I don't consider a teacher with no knowledge a good teacher.

Second, students go to schools because they want to learn knowledge from their teachers. I knew a math teacher who was well known among other mathematics teachers. Some students always complained how he never entertain his students which made many of his students to fall asleep. Nevertheless, all of his classes were all full even before the semester began because many students who were eager to learn already booked in. He won the Apples prizea couple of times and that enables students to firmly believe in his way of teaching.

Thirdly, teachers are responsible for conceding their knowledge to their next generation. Teachers already had an experience of getting advantaged education from college. Teachers should not let that privilege become useless and work less. We all learn because we want to become the better person that his world needs. Students will also eventutally grow up to be influencing other people and teachers should voluntarility be their students' role models.

For conclusion, I think the most important quality of a teacher must have is an excellent knowledge of the subject they teach, not an ability to relate well with their students.

ETS writing test question 1

The lecture explained why the computerized voting system can not replace the traditional voting system. There are following three reasons.

First of all, not everyone can use computers correctly. Some people do not have access to computers, some people are not used of computers, and some people are even scared of this new technology. If the voters do not know how to use a computer, how do you expect them to finish the voting process through computers? This directly refutes the reading passage which states that computerized voting is easier by just touching the screen.

Secondly, computers many make mistakes as the people do. As computers are programmed by the human beings, thus errors are inevitable in the computer system. Problems casued by computer voting system may be more serious than those caused by people. A large number of votes might be miscounted or even removed from the system. Furthermore, it would take more energy to recount the votes. Again this contradicts what is stated in the reading whicch state that only people will make mistake in counting.

Thirdly, computerizedb voting system is not reliable becasue it has not reached a stable status. People trust computers to conduct banking transactions because the computeriaed banking system is being used daily and frequently and has been stable. However, the voting system dose not happen as often as banking thus the computerized voting system has not been proved to be totally reliable.

All in all, not everyone can use a computer properly, computers cause mistakes and computeriaed voting system cannot replace the traditional voting system.

Integrated Writing Task Practice

The speaker talks about the possibility of a human presence on Venus. It contradicts the passage that inhospitable conditions on Venus can make human presence impossible. 

To begin with, the author in the passage maintains that atmospheric pressure on Venus' surface is too high for the spacecraft to land on Venus. However, the speaker suggests establishing a floating station which does not need the spacecraft to land on the surface. Thus, the station will not be crushed because it could receive normal pressure.

Second, oxygen and water are necessary for human survival. According to the passage, water and oxygen would be supplied from the earth. In contrast, the speaker argues that oxygen and water do not need to be imported from the earth. There are chemicals, including carbon dioxide, on Venus. Therefore, it can be possible to easily obtain oxygen compounds through chemical processes on Venus.

Third, clouds keep sunlight from reaching the station. Although the speaker agrees clouds block light, he says the station can get enough sunlight because the clouds are not too thick to cover light. In addition, the station could collect sunlight using reflected light. Therefore, there should be no problems or dangers to be on Venus.

v  Recall an instance when someone did something unexpectedly nice for you that he or she did not have to do. In an essay to be read by an audience of educated adults, describe a situation in which someone’s thoughtfulness surprised you and how the act made you feel.

It goes without saying that to meet a kind person is a blessed experience. If the person gives me help, I will be grateful. In particular, to receive voluntarily help in a new or unfamiliar place is unexpectedly nice for me. When I temporarily moved to London, I fortunately experienced it.

I had just moved to the big city for the first time where I had nobody. I understand people in a big city are busy and reluctant to get involve in other people’s business, so I tried to get local information using the Internet. However, it was about 18 years ago. Although the Internet existed, the speed was intolerably slow. Moreover, I did not have a laptop, so I had to use a computer in the library or my office.

One day, I was in the library to use the Internet. A lady came to me and asked if I needed any help. She said that she noticed I was new in town, and she understood how difficult it is to adapt to a new environment. Although I was an absolute stranger to her, she kindly helped me. She accompanied me in order to inform me about the local market, community center, stores, and so on. She also explained British accents when I did not understand them. I felt like I met a warm sunshine in a foggy and gloomy London. Thanks to her small but unexpected kindness, I got accustomed to living in a new place more easily and happily.


After I met the lady, I realized that I might have seen a new person who was struggling alone in my town. I regretted that I was not kind and thoughtful to others.
